How much should you actually be paying?
If your municipality has at least 5 contracts recorded in the observatory over the last 6 months, we compare with their median. Otherwise we use the closest official reference and tell you so.
We don't ask for your name, your email, or your exact address. Every case is evaluated anonymously.

How the data is calculated
Median, not average
An absurd price, by mistake or on purpose, doesn't move the median. Off-scale values (under 4 or over 45 €/m²) are discarded.
At least 5 cases
No figure is published if there are fewer than 5 cases behind it. Below that, it is added to the island total.
3-month windows
Each figure summarises the three months of the chosen period, so a month with few cases does not cause misleading jumps.
Paid and asked, separately
What a listing asks for and what ends up being signed are different realities. We measure them separately.
Against manipulation
One case per device per day, anti-bot verification and manual review when many near-identical cases arrive in a short time.
No personal data
We do not store names, emails, addresses or IPs. Only municipality, month, size, price and the abuses ticked. The "Other" text is never published, and emails, phone numbers and links are removed automatically.
